100 North Laura Street: Removal and recladding of the existing stone on exterior walls, sills, columns, steps, and exterior flooring. Area of construction is approximately +/- 1,250 SF. No occupancy or life safety features will be changed as part of this project. Trades include demolition work, concrete, waterproofing, storefronts (curtain walls), drywall/framing (to existing columns), flooring and wall finishes (solid surface cladding). 5 West Forsyth Street: Minor renovations to the existing commercial office building. Area of construction is approximately +/- 1,300 SF. No modifications to the means of egress or life safety systems are included in the scope of works. Trades include demolition work, tree pruning, helical piers, paving, concrete, masonry (stitch cracks), structural steel (steel and laminated glass canopy), waterproofing, painting, plumbing and electrical. Proposal submission notes: Contractors are requested to submit separate proposals for each project. Appointment of the same contractor for both projects is preferable, and bidders are therefore encouraged to consider any efficiencies or cost savings that may be achieved when submitting proposals. As CM we are requesting bids for this Phase 2A project which includes two buildings and the related site work on Sulzbacher Enterprise Village's campus off of Walgreen Road. With the exception of the site related scopes, bid each project as stand alone with a packaged deal if interested in both. The Cafe & Training facility is a one-story wood framed structure and Clinical Services is a 3-story structural steel building with CMU cores. Trades include but are not limited to Concrete, Masonry, Structural Steel, Wood Framing, Wood Trusses, Running Trim, Casework, Fluid Applied Weather Barrier, Membrane & Shingle Roofing, Fiber Cement Board Siding, Roof & Wall Insulation at single-story, Doors/Frames/Hardware, Storefront/Curtain Wall, Stucco, Drywall Framing & ACT, Flooring & Wall Tile, Epoxy Flooring, Painting, Specialties, Pre-engineered Canopy, Kitchen Equipment, Wire Shelving, Window Treatments, Lab Casework, Ansul System, Fire Sprinkler, Plumbing, HVAC, Electrical, Underground Propane Tank Sitework, Landscaping, Retention system & Fencing. The campus is open to traffic, so there will not be a scheduled job walk. Bidders are required to become familiar with existing site conditions. Anticipated construction start is June 01, 2026.

Existing DCPS Facility Restroom Renovation, 882 square feet of existing restroom and storage area to be demolished to create new individual restrooms. Anticipated start is Q1 of 2026. Trades include demolition, trenching, concrete, millwork, roof patching, doors & hardware, gypsum assemblies, flooring, painting, specialties, fire protection, MEP systems. Bid Packages are forthcoming. Project includes a participation GOAL of 10% SBE & 10% MBE (African American or Hispanic American). Subcontractors who intend to perform work as a registered SBE or MBE must include the attached OEO Form 2 with their proposals. All subcontractors must have JLA badging.
